Position Information

Requires technical knowledge in the field acquired through an apprenticeship, formal training programs, or on-the-job training. Please contact your Human Resources office for an evaluation of education/experience in lieu of the required minimum qualifications.
Preferred Qualifications
High school diploma or equivalent. Five years of experience, or vocational training in one of the applicable trades; or any equivalent combination of training and experience.
Position Summary
This position provides general oversight of the facilities systems (mechanical, electrical, plumbing and others) and various structural elements in a facilities zone. Work tasks include trouble shooting and performing advanced maintenance, ensuring efficient operations and overseeing preventative/reactive maintenance activities. These activities include, but are not limited to, systems review of HVAC, electrical distribution, plumbing, access control, fire safety and structural elements. This position serves one of five facilities zones, housing between 1,000 - 3,500 residents. This position is expected to maintain a working knowledge of the systems and system components within the assigned area and support cross-training to accept from and support other personnel of adjacent zones.
Knowledge, Skills, Abilities and/or Competencies
- Communication and collaboration skills: both verbally and electronically with a wide variety of individuals; such as facilities colleagues, residence hall staff, residents and other stakeholders.
- Safely operates and uses various tools associated with the skilled trade worker field, e.g. power tools and hand tools.
- A breadth of knowledge of HVAC, electrical, plumbing, low voltage and other systems necessary to oversee system component operations and make accurate decisions on operational status.
- Ability to understand and adhere to workplace rules and guidelines and stay in compliance with UGA policies and procedures.
- Considerable knowledge and skills in the use of tools, equipment and practices used in the skilled trade field.
- Develop and maintain professional relationships with staff, residents and various customer groups and demonstrates supportive involvement in work environment.
- Work as a team member, but also make effective independent decisions and follow through on assignments.
- Efficiently utilize a variety of computer applications in the completion of assigned tasks, including but not limited to the work order system, payroll system, Microsoft Office Suite, UGA email and employee websites.
- Climb stairs, ladders and scaffolds, may work from a ladder or scaffold.
- Bend at the waist and knees.
- Work with arms and hands overhead for extended periods of time.
- Use hand tools and power tools.
- Lift and move items at least 60 pounds in weight, both assisted and unassisted.
- Crawl to complete various tasks.
- May occasionally perform work related duties outdoors in hot or cold weather.
- Safely operate a UGA state vehicle as necessary.

Duties/Responsibilities
- Provides support necessary to ensure the continuous operations of mechanical, electrical, plumbing and other systems within the zone. Reviews and ensures the readiness of redundant systems. Supports adjacent facilities zones in this capacity when staff are absent.
- Oversee equipment, component and system repairs from identification to final work. Communicate with necessary colleagues and supervisor so that outages of facilities services can be accurately communicated to residents and other stakeholders.
- Ensure on-site and remote instrumentation solutions are accurate and allow for trouble-shooting or adjustments when needed. Ensure all systems are operating within established parameters set by the Engineering Office. Communicate and help to resolve instrumentation related issues.
- Supports the Preventative and Predictive Maintenance activities on systems and system components in the facilities zone. This includes performing this work and overseeing the work of outside entities (Facilities Maintenance Division and outside contractors).
- Ensures all mechanical, electrical and "back-of-house" spaces are clean and easy to work within. Equipment, system components and instrumentation are operable and appear in good working order. Insulation on infrastructural components is replaced when removed for repairs or is found in poor condition.
- Responds to written, verbal, and computerized work order requests in a timely manner.
- Must use and manipulate a web-based work order system to complete the following:
- Advanced electrical distribution tasks, such as but not limited to: Ensuring periodic PMs are performed on switch gear, motor control buckets and emergency backup generators and found deficiencies are addressed. Assist departmental and outside technicians when distribution issues are found.
- Plumbing repairs such as but not limited to water heater and shower valve replacement, limited emergency plumbing distribution repairs, installing new water heater elements and thermostats, replacing urinals and toilets and operating drum type drain machines.
- Repairs to various appliances: such as diagnosing range issues and installing control panels, range eye switches, oven elements and terminal blocks. Installing and servicing the appliance and components of dishwashers, refrigerators and microwaves.
- HVAC systems tasks, such as but not limited to: Responding to system alarms/alerts and verifying drive operations. Implementing system redundancies. Manual damper operation, replacing fuses, sensors, thermostats, belts, sheaves, actuators and condensation pumps. Assist departmental and outside technicians when distribution issues are found.
- Assist department and outside technicians to complete system and system component repairs outside the scope of this position.
- Support other trades and colleagues when needed.
- Perform work necessary to address typical Work Orders within or in support of other facilities zones.
- Manages/Performs summer work assignments including the identification and implementation of special projects and safety inspections and employee training; including the supervision of students/temporary employees on assigned projects.
- Troubleshoot and repair projects and work orders associated with skilled trades.
- Carries out work assignments with expected degree of independence and efficiency according to skilled trade practices with limited callbacks for additional repair.
- Keeps shop area clean and organized so that supplies can be easily located by other staff members.
- Participates in maintenance after hours on-call program as required.
- Other duties consistent with the purpose and scope of this position, which may be assigned.
- Support staff in the absence of supervisor.
